RESERVATION & PAYMENT 🏷️
The full balance is due upon booking. A $300 security deposit may be required and will be refunded within 7 days after check-out, provided no damages occur.

CANCELLATION POLICY ❌
Full refund if canceled 14+ days before check-in; partial refund within 14 days. No refunds for early departures or no-shows.

NO PET POLICY 🐶
Pets are not allowed unless approved by the host. A $300 fine, along with additional charges for any damages, will be applied if pets are found.

IDENTIFICATION POLICY 🆔
By booking, you confirm your identity. False information may lead to criminal charges.

DISPUTE RESOLUTION ⚖️
Disputes will be resolved through binding arbitration, and you waive the right to sue in court or join a class action.

FORCE MAJEURE 🌍
CozyCotts Stay is not liable for delays or failures due to events beyond our control, such as natural disasters or government actions.

INDEMNIFICATION 💼
Guests agree to indemnify and hold CozyCotts Stay harmless from any claims, damages, or expenses, including legal fees, arising from their use of the property.

GOVERNING LAW & JURISDICTION 🏛️
This agreement is governed by Ontario law, with disputes resolved in Ontario courts.

AMENDMENTS ✍️
CozyCotts Stay may update these terms, with changes communicated via email. Continued use of our services signifies acceptance of the updated terms.

OCCUPANCY RULES 🏠
The number of guests must not exceed the maximum occupancy, including children over 4. The property must be kept clean and orderly. Damages or excessive cleaning will result in charges to your security deposit.

SMOKING & NOISE REGULATIONS 🚭
All properties are non-smoking. Violations may result in fines and cleaning charges. Quiet hours are from 10 PM to 7 AM. Excessive noise may lead to fines or eviction. No parties or large gatherings without prior consent.

PROPERTY CARE & DAMAGES 🧹
Guests are responsible for maintaining the property. Damages beyond normal wear and tear will be charged to the guest or the security deposit.

GUEST RESPONSIBILITY & LIABILITY ⚠️
Parents are responsible for their children’s safety. Guests assume all risks related to the waterfront, fire pit, and recreational equipment. CozyCotts Stay is not liable for injuries, accidents, illness, loss, theft, or damage to personal property. No refunds for uncontrollable events. Liability is limited to the reservation amount paid.

TERMINATION OF STAY ⛔
The host may terminate a stay without refund if terms are violated. Illegal activities will be reported to authorities.
